Okay, Michael. Sonny, here's the situation. I mean, at the moment, now just like you thought, Sonny. All right. And there's a house in probate in a very nice neighborhood around here that's definitely on the up curve, like you talk about. Good. I like it. And I've been dickering with the widow or the former owner for about two and a half, three months. And she's got a sentimental attachment to the place and she's not sure about selling. Oh, she sure. She doesn't want sale. All right. But the property's owned of R48, Sonny. We could build to the moon on that thing. Okay. I feel many are with my no money down partnership, divestment contract. That's in the book, right? Mm-hmm. Yeah. I ordered it last week. I hadn't arrived yet. It takes about two, three weeks. Okay. Anyway, this is a setup you should definitely propose to the lady. Very briefly, the buyer forms a limited partnership with the seller to co-own the property. All the buyer's payments to the seller are carried on the books as advances for repairs. Okay. The seller experiences no tax liability by a gains deduction. And any time within the first 120 days, follow me.
Yeah. The seller exercises his option to divest himself, or in this case, herself, of seven-eighths of his share of the partnership. Okay. The RAT retains strictly for tax purposes. Uh-huh. Okay. You end up within six months owning the property and paying yourself to not sell it to boot, which I think the night touched. It sure is. But, Sonny, this is the thing that still got me. Now, just this week, they announced they're going to have to tear down some 400 buildings. Okay? But more important from our purposes, they're going to have to put up 400 new ones. Okay, you follow me? Now, you know Mexico City property at this point in time in the aftermath of the disaster,
has got to be on the down curve. The kids are in the books. That's a good old curve, right? Okay. I already did it about a month ago. Usually takes Rainbow now about one or two months. The office is all backed up. Okay. Now, in the book, contract number nine is an extra-charitorial partnership underwriting a swap of properties. They do own any property now, right now? Yeah. I bought the house of the communes that I used to live in. Okay. You own it outright? No. I thought it was the way you said. Okay. No down payment, kill sign, or whatever. Kill sign with the dead partner. All right. Not the one I would ideally recommend for this situation, but you can use it. That's what's important. Basically, you contact a Mexican broker. You offer to become a silent but controlling partner in what's called a title five partnership. He finds a parcel of high book value. You transfer your interest in your house to that partnership. Then within 45 days, you execute a swap of the properties, dissolve the partnership. You see?
Uh-huh. Pay yourself the down payment, and then you just sit and wait for the inevitable up curve in the value of the property. That sounds great, Sunny. Do you want to be able to dissolve the partnership? Uh-huh. Do I have to threaten to break both his elbows? Not with this contract. If you make him the lender of the down payment, which is contract seven, you might. But it's not necessary. Okay. Is he going to do? So you? Right. And so that's any Mexican broker? That's right. we would get shows a week late, Arthur Godfrey's Christmas Eve special would be shown in Los Angeles on New Year's Eve. I haven't felt that same feeling of being excluded of being shut out of the big wide world of show business until today, thinking about hearing the reunion of David Clayton Thomas and Blood Sweat and Tears Live from a very noisy and possibly rad-infested cafe on the radio and not being able to hear it here. I don't know by you, makes me feel bad almost as bad as the fact that I've received no feedback from you ladies and gentlemen on my idea to buy back I love LA from the good people at ABC. Do you seriously want to be at a clipper game? Well, that's another question, but you seriously want to be at a Laker game and start singing this?
Look at these movies, novels for TV, bands that got the troubles and the best comedy. Look at these women, ain't nothing like the nowhere. Let's have this come out. So we found out last week $150,000 can buy this was the price that ABC paid so presumably $150, maybe $155 could buy it back. Now I want to clarify, the money's not going to go to Randy Newman. It's going to go to ABC, they're in third place, probably with an infusion of this amount of capital plus their newfound commitment to independence and freedom for producers of quality programming. This could give them a leg up on the way back, ladies and gentlemen, so don't do it for LA or for me or for yourself. Let's do it for ABC, come on.
